 How to Become a Mortgage Loan Originator

    1. Click on the “Get Licensed” button above, to enroll in a 20-Hour Pre-Licensing Course with Mortgage Maker Academy.

    2. Follow the instructions you receive to create an account with the Nationwide Multistate Licensing System and Registry (NMLS).

    3. Complete the 20 hours of NMLS-approved education, including:

      • 3-hours of instruction on federal law and regulations

      • 3-hours of ethics (including instruction on fraud, consumer protection, and fair lending issues)

      • 2-hours of training related to lending standards for the nontraditional mortgage product marketplace, and

      • 2-hours of training related to relevant California law and regulations.

    1. Schedule a time to take the SAFE MLO Test. The SAFE MLO National Test with Uniform State Content is a computer-based exam that consists of 125 multiple-choice questions. Bring two forms of identification to the test center. Test-takers have 3.5 hours to complete the exam.

    2. Pass the test with a score of 75% or higher. After completing the exam, test-takers receive their test results immediately. If you pass the exam, your results are valid for five years. If your do not pass the exam, your must wait 30 days before retaking it.

    1. Log in to your NMLS account and fill out the MU4 application form. Provide personal information such as your name, address, and contact information. You will also need to provide information about your education and work history.

    2. Complete an Identity Verification Process (IDV) in order to authorize NMLS to run a credit report. The credit report fee is $15.00

    3. A Criminal Background Check (CBC) Authorization Request is initiated at the same time the MU4 application form is submitted. The cost of the CBC is $36.25.

    4. Submit supporting documentation along with your application. This may include copies of your pre-licensing education certificate, your SAFE MLO Test results, and other relevant documents.

    5. The application fee for a California Mortgage Loan Originator (MLO) state license is $300, plus a $30 NMLS initial processing fee.

    6. Once the Criminal Background Check (CBC) request through NMLS is submitted, a fingerprint appointment can be scheduled. The cost for this service is $11.50 per person.

    1. The final step. A sponsoring company takes responsibility for your actions as a mortgage loan originator (MLO) and ensures that you comply with all applicable laws and regulations.
